We really like our good record of Selling so close to the listed price and selling quickly, so we don't take listings if we don't think they will sell for the price the seller wants. For most Buyers it only takes two times out looking at homes with them before we have a very good idea of what they really want. The third day out looking is almost always the day a decision is made and many times it's the the first home they wanted to see that they end up buying. If you haven't bought a home since 2008, hold on to your hats, things have changed dramatically. You're going to need a lender who has been in business throughout the hard years and who is completely up to date with the daily changes in lending rules. No matter how amazing your credit is, you are going to be surprised at how difficult it is to get a loan today. Realtors didn't used to need to have direct contact with lenders but in todays market, you are going to want the best Realtors and the best Lenders working together to help you get into your new home without any problems. We highly recommend that you get approved through a lender that checks everything before telling you it's O.K for you to write an offer on a house. Buyers who have gone through Underwriting first, have a much higher negotiating power then buyers who only have a generic approval letter.
